Please contact us and we will check our calendar. We have JUST finished building our Wedding Hall so it’s likely that your date will be available. Our space can hold 135.

What is included?
Your reservation at the Cottage in the Pines includes:
One day use of all common spaces in the venue, rooms are extra
The Magic Lantern a 3800 sq foot dining and entertainment space, including a caterer's kitchen, lounge areas, coat room, rest rooms and outdoor deck over looking our mill pond.
The Magic Lantern includes your choice of 60” round tables or 30” x 96” rectangular tables and black Chiavari chairs
Phoebe’s Tavern, a 2400 sq feet tavern with fireplace, Irish style tile bar and patio. It includes handmade steel and wood tables for 100 and Chiavari chairs and rest rooms.
The Old Mill with 2 adjacent rest rooms
Your choice of ceremony space. Popular choices are in a romantic forest setting or under a pergola by the mill stream.

Absolutely! However we strongly encourage appointments.

Where are you located?
We are in cozy Sparrow Bush, NY. We are located on a pretty mill pond 6 miles upstream from the Delaware River and about 8 miles from Port Jervis, NY, which is easy to get to on NJ Transit from Penn Station in NYC. We are about a 2 hour drive from NYC and Philadelphia.
What are the hours for events and for music?
We close down at 11:00pm. In the summer we allow outside music until 7:00 and music inside our hall until 11:00. We have connections to speakers inside the after party barn and acoustic music is encouraged around the campfire.
Do you have required vendors?
We require you use some professional vendors including catering/bartending and DJ. We have a list of professionals we have used and you can choose your own.
What are your catering policies?
You may choose from our list or choose your own. But they must be a licensed and insured business and must be able to provide full-service staffing until close. No DIY or potluck dinners.
What kind of bar can there be?
Bar service is provided by the caterer who we require provide a bartender to oversee alcohol consumption. In NYS only caterers who also have brick and mortar venues and have a full liquor license are able to serve spirits. Caterers who don’t have a venue are limited to NYS wines, beer and ciders. We enforce this. All caterers must apply for and post their license. We can also recommend a mobile bar service. We must have a copy of the license in advance.
Is the venue handicap accessible?
Yes! There is dedicated handicap parking adjacent to the ramp into the Magic Lantern and also by the grade level door to Phoebe’s Tavern.
Do you have more than one wedding a day?
No. The grounds and halls are reserved just for you.
Are dogs allowed?
Yes. We love dogs and have a few rooms reserved just for dog owners. But for your pups’ well being we ask that they stay away from the venue during the reception. We can assist with dog sitting.
Are there decor restrictions?
We do not allow cutting, glueing, taping, sawing or any alteration to our structure to ensure that our venue stays fresh for every couple. All items to be thrown must be biodegradable and sparklers are permitted but only when there are no burn bans in place.
Is there lodging onsite?
Yes. We have limited lodging for your closest friends and family. We are also 8 miles from a Hampton Inn and Best Western in Matamoras Pennsylvania, 18 miles from the Kartrite Hotel and Water Park at Resorts World Catskills and we can assist you in setting up a bus shuttle for guests.
What if it rains?
Guest should be guests. Phoebe’s Tavern can be transformed into a rainy, snowy or too hot day chapel and you can get married in front of our stone fireplace or rock wall. This area can be used as a space for a cocktail hour, rain or shine before dinner and guest can enjoy the scenic view of the mill pond and woods beyond.

We had our elopement weekend here with just family and it was everything we could hope for. Lynn was absolutely incredible. She listened to everything we wanted and absolutely delivered.
She gave me great contacts for flowers, cake, catering, officiant, and even someone to help with the decorations. Everything was simply done with a beautiful vintage touch.
The caterer was professional, warm, and accessible. She took the time to carefully plan our courses and make sure they matched our style.They made fresh and local dishes that were delicious.
The bed and breakfast itself is a newly renovated Victorian and is beautifully decorated. The porches overlook a small lake with bridge and waterfall which is adjacent to a rustic barn. The whole setting made for some stunning photographs. You can check out some pictures on my facebook profile.
We rented out the whole bed and breakfast and it was a wonderful relaxing weekend. We will definitely be going back. A true 10/10.
